Building a new home is a fun and exhilarating time, but it is also a time to get to work! Building a new home requires numerous decisions on your part, and timely selections will help ensure your home is completed on schedule. Please refer to the chart below throughout the construction process to help guide you in your decisions.

Once you have made selections for your new home, remember that changes are costly in both time and money. For this reason, be firm in your choices and make changes only if absolutely necessary. Changes after your work order has been approved (see the chart below) will result in late change fees. Rolwes Homes wants you to be completely happy with your home and the construction process, and these fees are not meant to be punitive. They are in place simply because it costs money every time a late change is made.

If your contract is home sale contingent, your initial deadlines may differ from those outlined below. Your community sales manager will set your deadlines based on the removal of your contingency. However, from the point your work order is approved, your timeline will be the same as shown in this chart.

Write a contract:

**Earnest money is due with your contract.**

Know budget and desired home, homesite and options. Explains contract, options and process.  
Start loan process (if applicable):

Within 7 days of contract acceptance.

Make written application for a loan. Makes broker or lender recommendations if requested.  
Work order and color selections:

Within 30 days of contract acceptance.

Meet with decorator and salesperson to finalize selections. Ensures work order and color selection accuracy.  
Release financing contingency (if applicable):

30 days after contract acceptance.

Finalize loan with lender and release contingency. Ensures home buyer signs release by deadline.  
Walk the homesite:

Within 30-60 days of contract acceptance; usually concurrent with pre-construction meeting.

Be prepared with questions regarding your homesite. Requests initial stake out. Walks homesite with you and answers your questions.
Pre-construction meeting and work order finalization:

Within 30-60 days of contract acceptance.

**The vice president of construction also usually attends this meeting.**

**Main office approves final work order.**

Ensure colors and options are accurately recorded. Write a check for the remaining earnest money (total of 10%). Ensures colors and options are accurately recorded. Completes additional paperwork if options are added or changed. May make additional recommendations. Marks up a set of blueprints specific to your home.
Final stake out and foundation:

Within 30-60 days of contract acceptance; may depend on weather, variances, permits, etc.
  Requests final stake out if changes were made during the pre-construction meeting. Calls for the dig, forms and foundation pour and then finally the back fill (at least 5 days after the foundation is poured).
Framing, electrical and low voltage walk through:

At completion of framing; depends on weather and size of home.

Review framing and placement of electrical and low voltage options. May make additional recommendations. Ensures accuracy. Electrician is also present.
Mechanicals, drywall, trim, paint, flooring, exterior detailing and yard:

Depends on size of home; yard depends on sod availability.

May walk home only with a company representative. Answers any questions you may have. Schedules subcontractors and ensures accuracy.
Introductory tour:

2 business days before closing.

**The vice president of construction is in charge of this tour.**

**Main office notifies you of closing date.**
Be prepared with questions regarding your new home. The community sales manager is not present. Your customer service representative will introduce him or herself. Ensures all work is accurate. Completes any punch list items along with customer service representative.
